Residents can object to property valuations

RESIDENTS who disagree with the values given to their properties in the proposed new General Valuation Roll, have been urged to submit their objections to the City.

The roll was opened for public inspection on 19 February and is available at the City’s offices at 260 Commissioner Street, Krugersdorp until 28 April; it is also available online. It will only be reviewed again in 2012, as it covers the financial years 1 July 2009 to 30 June 2012

Once the General Valuation Roll has been finalised, it will form the foundation of property owners’ monthly property rates bill. Property owners who object to the valuations given to their properties, must complete objection forms, which are available online or from the municipal offices and attach supporting documents relating to their objections. They will receive a receipt.

The General Valuation Roll will reflect specific information in respect of each property:

  • The description of the property;
  • The physical address of the property;
  • The extent of the property;
  • The market value of the property; and
  • The name of the owner and any other prescribed particulars.
The completed objection forms should be marked for the attention of Pelekelo Mwiya and delivered to Mogale City Local Municipality, valuation section, IEC Building, corner Monument and Ockerse streets, Krugersdorp.

The General Valuation Roll, in which property rates are based on the combined market value of a property, including land and development, has been compiled and published in line with the Municipal Property Rates Act. Based on this information, the City will calculate the rates and taxes payable by each property owner.
